Buying a Condominium on Kauai, Real Estate Condominium Sales July 2024

Kauai condominium prices are on the rise, even though the number of sales has dipped. We’re comparing the first seven months of this year to the same period last year to see what’s happening in the Kauai condominium market. Despite fewer sales, prices are up.

Now, let’s look at the July condominium market specifically and compare it to last year. Island-wide, there were 21 sales in July 2024, compared to 23 last July. The average days on the market dropped to 54 from 67 days last year. The sold-to-original-list price ratio decreased from 97.87% to 92.5%. This change likely reflects the increase in condominium insurance policies, which, in turn, resulted in some boards imposing assessments and increasing association dues. I’m on the watch to see if this trend continues as different condominium boards navigate these changes.
