August Waikoloa Condos For Sale Inventory – Why Look At Local Numbers?
Time again to look at the inventory level of condos for sale in Waikoloa Village. What is the value in looking at this stat every month?
Well, the level of inventory is a key indicator of what’s going on in the real estate market. I know you keep hearing all about the real estate market on the national news and even the Oahu stations, but real estate is very, very local, and since I work in the area of Waikoloa, I want to know what’s going in Waikoloa, not Washington or even Waikiki.
If you are buying or selling in Waikoloa, you want to know what’s happening here also. Believe it or not, you can even have a different market happening in Waikoloa than in the nearby town of Waimea. In this past year, I’ve seen a short period where Waikoloa had a seller’s market in home inventory, while Waimea was still a very strong buyer’s home market in inventory.
Real estate is very local AND it can change in a fairly short time. That’s why I look at these numbers every month. So that you as a buyer or seller will have the most current and accurate information possible when you are making your real estate decisions.
The Waikoloa Village golf course is home to almost every condo complex
Turning now to the numbers, in the past year there has been a total of 54 condos sold in Wailoloa, and while there has been quite a bit of talk about condos for sale under $100,000, only 15 units of those sales were sub $100,000.
Currently, there are 36 condos listed for sale. So, Waikoloa Village now has an 8 month inventory of condos for sale. This shows a decline from my look last month when it stood at a level of 8.75 months. I’ll be back again next month to see if this decline continues.

I like that you point out that the Golf course is home to nearly every condo complex. No wonder they are considered such a great value…don’t you think? I wouldn’t be surprised if inventory continues to dwindle. Mahalo, Pat!!!
