There are lots of reasons why you should use a Realtor, but today, I want to share something that you may not know. Oahu’s Multiple Listing Service has a category for listings that will be coming soon to a neighborhood near you. That’s right, when a Realtor lists a home that is not quite ready to be marketed, they can do some pre-marketing via the “Coming Soon” category in the Multiple Listing Service.

“Coming Soon” listings may be marketed by the listing broker within limited parameters. For example, a listing broker may display flyers, put up signs, post on social media, and advertise via e-mail. However, the MLS does not distribute “Coming Soon” listings outside of the MLS, so you won’t see these listings on Zillow and on other websites. Of course, your Realtor will see them in MLS and can share them with you. Coming soon listings may be shared with clients or prospects and they must be available for cooperation by all participants in the MLS. In other words, this category is not intended to circumvent potential buyers. The rules are strict to ensure clear cooperation.
You should ask your Realtor to check the “Coming Soon” category daily if you are actively looking for property. In this heated market, you don’t want to miss out on new inventory.
Here’s a brief summary of the MLS Rules:
- Listings may only be “Coming Soon” for 30 days.
- Before 30 days is up, the listing must be changed to Active, Withdrawn, or Expired.
- MLS will not syndicate the listing to outside websites or portals.
- Marketing is permitted, including yard signs, social media, email, etc.
- Showings, and offers are allowed, but open houses are not.
As of today, there are 25 single-family homes listed as “Coming Soon” in MLS. So get ready!

How do I find out about those new homes in oahu? Is it the lottery system? Please let me know
