Ocean View Estates on Large Acreage for Sale in Kohala

Two newer listings in North Kohala offer options for the buyer looking for a private ocean view estate on acreage or an upscale property with potential for sustainable agriculture. Though very different from each other, they each check similar boxes for real estate buyers who like the rural sophistication that characterizes the Hawi lifestyle.

Architecturally Distinct Kohala Mountain Road Ocean View Estate

A few years ago I wrote a blog post about what architects design for themselves in Hawaii. One of the featured architects, John Wallis, brought to fruition the unique vision of his client on a 30-acre parcel in the most sought-after location along Kohala Mountain Road not far from Hawi. Imagine a bird soaring along the coast…translated into concrete columns supporting 26-foot high ceilings (MLS 605460).

The seller explains that he patiently offered to buy this land for years, recognizing the location as having the optimal west-facing sunset-into-the-ocean views, at the perfect “rain line” elevation where the green of Kohala Mountain Road meets the dry sunny climate typical of the Kohala Coast resorts. Once he had the land, he built a home particular to the place.

The other buildings on the property are very modest and not built with permits, but might be suitable for a farm worker or caretaker.

Although the property has County water, it is completely self-sufficient for electricity. A couple of sweet donkeys are in residence and the property would work well for horses.

Asking price for this unique property is $9,500,000.

True Farm with Expansion Potential Near Hawi Town

At the other end of the spectrum is an agricultural property of 141 acres with a simple but tasteful home, custom barn with office and equipment bays, a greenhouse and a Coverall building for more farm equipment (MLS 606626). On a recent broker caravan, we sampled gourmet chocolate bars made from the rare Criollo cacao beans grown and dried on the property.

A big advantage of this property is that it consists of two parcels, so a larger, more substantial home could be built higher up on the property where the views span sunrise to sunset.

The home has a grid-tied photovoltaic system and the farm has access to both County water and agricultural water from two catchment tanks. The opportunity for expansion as a working farm is tremendous. It could also become a fabulous horse property with room to ride.
