A Quarantined Kauai | Part 4

How is everyone holding up? We’re still here, staying home, wearing our fashionable face masks, and doing all those things that keep us safe and healthy. Hey. Times are tough, but don’t worry, when Kauai opens back up again, I will resume with the events listings for all your best choices for weekend fun. For now, though, here’s some good news, some new and featured listings, plus a quick market update.

Kauai COVID-19 Updates

In most recent news, Kauai still has 21 confirmed cases of COVID-19, while statewide there are 613 confirmed cases. Kauai has remained at 21 confirmed cases for over 15 days with NO ACTIVE CASES! There has been talk of slowly re-opening Kauai as early as May 3rd; however, continuing the 14-day quarantine for all visitors and inter-island travelers.

Kauai Mayor Derek Kawakami has implemented 6 Emergency Rules as of April 29, 2020 and our Governor David Ige signed a 6th supplementary emergency proclamation extending the stay-at-home order across the state through May 31.  For more information, visit www.kauai.gov/covid-19

The below graphics display the tracked listing updates island-wide. Comparing the weeks of February 10 – April 27 in 2019 to February 9 – April 25 in 2020.

2019 Listing Update

Inventory is down, and sales are still being made. We were all curious to see what this pandemic was going to do to our market, but as you can see, It’s becoming a clear picture the housing market is being affected.

Using the same dates for 2019 and 2020 I calculated the averages for New Listings, Sales, Price Changes, and Withdrawn Listings.

  • New Listings – 2019 avg. = 32 | 2020 avg. = 25
  • Sales – 2019 avg. = 19 | 2020 avg. = 19
  • Price Changes – 2019 avg. = 13 | 2020 avg. = 17
  • Withdrawn Listings – 2019 avg. = 4 | 2020 avg. = 11

It’s becoming more of a Buyer’s market due to the lack of inventory and presumed issues with obtaining loans.
