Wai’ula’ula at Mauna Kea Overview & Availability

Wai’ula’ula Villa #302 in Mauna Kea just closed escrow at $1.7M marking a new high for the past 6 years! In 2007 the Ridge four plex condos were selling in the 1.4 to 1.8 range and the Villas were selling from $2.2 to $2.4M.

The Waiulaula complex was built by Maryl Construction in 2006 and is rated “very good” per the County standards for quality of construction

The Ridge

The Ridge is a complex of 14 four-plex condos each with a single car garage. The buildings are two story, meaning two units down and two above with exterior stairwell entrances. They have spacious lanais and retracting sliders for expanding your living space onto the lanais, complete with screens to keep those pesky bugs at bay.

There are currently two Ridge condos for sale in the complex:

1. (MLS# 259971) which is a bank owned unfurnished unit, no upgrades or outdoor kitchen, paint grade finishes, facing north to the golf course, Kohala Mountains and Maui, priced well at $799,900.

The Villas

The Villas are paired or duplex style homes with a common wall between them, small pools and spas in their own backyard, and over-sized two car garages. Currently, there is only one Villa available:

1. (MLS# 258537) priced at $1.499M. The home has a strong rental history but is somewhat near the road with minimized views. This may prove to be a value purchase however with the current level of activity/sales throughout the resort market.

The Estates

The Estates are the single family residences in Waiulaula with no common walls or shared driveways and each with their own in yard pool/spa. There are still several vacant lots in the Estates, but no homes available at this time. The last sale was in 2007 at $3.4M. These will be built per demand as the market continues to recover.

The Waiulaula Amenity Center & Program

The Waiulaula Amenity Center has an “infinity edge” pool, a large whirlpool, a great exercise room which opens to the pool lanai, restrooms with outdoor showers, barbecue, and dining lanai, and a community kitchen for events or larger social gatherings.
