Moving to Kauai &#8211; A Guide to Which Side of the Island is Right For You

Why not let your son go to public school so you could work fulltime? This would give you both a secure lifestyle. It sounds as if your sister is controlling whether you live in oregon, maui,or kauai. This is your issue and physical distance will not stop her need to control. Or your need to remain in the role you do. Be a caregiver to yourself and get counseling; you and your son would benefit. I wish someone had shared this advice to me when I was your age.

P.S. chronic fatigue syndrome is very often caused by not growing emotionally. Your sis’s controlling behavior is a gift to you. At least you know what to start counseling for. 🙂

I am a registered nurse with alot of experience in various specialties. My son is on his own and my daughter will be out of college next year. How difficult is nursing and finding a small place in Hawaii? I have been to Oahu (long ago). Lived in Sarasota, FL, and Ponce, PR. I don’t crave anything fancy at all. In response to Merilee’s request for me to publicly post my initial reply to other comments I receive instead of just emailing those people directly- Here you go… I will hope that this information will be helpful to others and welcome any questions/concerns any of you may have in regards to assisting with your Kauai real estate dreams! Being as it is the beginning of the new year- Here are copies of my response to Katie and Frank’s questions above….

To Frank I replied….

Dear Frank-

Thank you for your interest on our Hawaii Life Blog. You are right on in your opinion. Wailua/Kapaa unless you are on the beach- great area and out of tsunami zone. Close to all of the public and private schools. Other areas and possible choice for location that are just as convenient to schools and out of the tsunami zone could be Omao, Lawai, and Kalaheo. These areas are also a bit more wet.

I am going to send you an mls link to review properties in your criteria. Please feel free to contact me anytime. If you find a property you wish to purchase now you may consider renting it out long term until you are ready to make the move. Rentals are scarce and usually never a problem to find a tenant.

If you would like any information on local lenders- let me know and I will send you a list. Interest rates are still low depending upon your down payment the rental income may off set the mortgage payment. On long term rentals the tenant usually pays for the utilities.

I look forward to helping you find your perfect dream on Kauai and curing your homesick feeling…

It sounds like Kauai would be ideal for you. Kauai offers a very casual life style and wearing your shorts and tees would be a very common wardrobe for here. We do not offer much in the way of night life so that would not be a problem either. As you suspect-Kauai is a very laid back island and most people choose to live here for the natural beauty that surrounds you every where you go. Being a day time person is most definitely a must.
Our culture here is full of creative people with many types of artistic abilities. We also have a wide range of natural healers in addition to regular physicians island wide. As you probably know our main hospital Wilcox is located in Lihue. We do have another hospital in Waimea and one in Kapaa.
Your skills as a nurse with specialties I would imagine would give you a big foot in the door. Our farmers markets are island wide and take place on a different side of the island each day of the week except Sunday. We also have a nice variety of natural food stores.

You may be interested to know just 2 weeks ago a new dog park opened in Kapaa. Small local spots are about all we offer so you will be great in this area too. Also a nice range of spots island wide. Congratulations on your kids- my daughter is in her 3rd year of college right now at UH Manoa.

Were you thinking of renting a small place to begin or were you interested in purchasing? Of course the price range you are in will help determine the are too. Also if you prefer a condo or house. Your vision seems like a positive reality for a move to Kauai. I am happy to help you and assist with answering your questions and concerns. Each side of the island has something to offer and as I learn more about your priorities and interests I will be able to help guide you in the right direction. If you plan on working in your nursing field you may want to live near your place of employment. I wondered if you were going to apply for jobs prior to making your move?

I have traveled a lot however I have not been to Puerto Rico- sounds interesting and I look forward to hearing about it.

I appreciate hearing from you and happy you found my article to be helpful. I am not far behind you in age and certainly have every intention to retire on this beautiful island. Personally I feel overall healthier living in a warmer climate. I know I am more active. There are standard costs of living and unexpected occurrences no matter where you live. Currently there are a fair amount of options for senior living. Most are centrally located in Lihue. As far as living off of a $2,000 month income- Depending upon what other expenses you need to factor in will of course determine if it is realistic. Not knowing you or your additional expenses I am unable to give you a definitive answer. I have not inquired on the cost of the of the retirement /assisted living homes and what is inclusive. I have been told Regency at Puakea a retirement and assisted living community has a solid reputation and very comfortable. We are in the same age bracket and personally I cannot think of a better place to live. I wondered if your son is living with you now? If you are managing on your income now what we can do is compare the differences you would have expense wise if you moved to Kauai. Keep in mind you do not need heating or air conditioning here- So these are 2 bills that can be eliminated. If you enjoy nature and the outdoors and being surrounded by beauty Kauai is calling. If you prefer the atmosphere of an active night life- night clubs then you should consider somewhere else. I am wondering where would be the best place on Kauai for a masters of social worker to find and job and also for my family. I have two boys- one who will be a senior in high school next year and one who will be a freshman. My husband is also a probation officer (prior military officer) and also looking for work. Sounds good- yes the Hawaiian waters can be your reality. I can not relate to the climate you are in as I am cold when it hits below 70 degrees. If you would like to compare the difference in cost of living feel free to email me anytime. Congratulations on the tremendous achievement of earning your MSW. We have a fair amount of inventory right now in your price range.
Most of the homes are located on our east side of island- Wailua-Kapaa area. There are even a few more from Lihue to Kalaheo. These areas would be ideal for both your work and kids school. Lihue is where all of our county buildings are located and our main police department. There is a public high school located in Lihue called Kauai High as well as another Kapaa High- a public high school in Kapaa.

I would like to clarify for you that although Kauai is relatively a small less developed island in comparison to others- daily drives from the opposite shore for work is not a realistic realty once you are living here full time. Here is some food for thought…It is my personal belief that whenever possible you should locate to the area you you will be spending the most time. Buy the best home you are able in the area you will be working. Once you make the move and become acclimatized- You will be asking yourself if you really need to make the ride. Although you may have been use to driving up 2 hours or more a day in traffic to get to work on the mainland- you will now find yourself not willing to do the same here. For instance….If you start employment at the Pacific Missile Range on the west side of our island- You would not want to be looking for a home on the north shore. If you are moving here and will require more medical attention or assistance- you may want to consider being centrally located near Lihue as this is where a large source of our medical facilities and physicians are located. Or, if your priority is to have your children go to a private school in Puhi- You may not want to find a home in Haena. Although Haena is beyond stunning your child would be on the road 3 hours a day. If they were participating in after school sports- The school buses will not be running and you will need to make arrangements to pick them up daily. The good news is our island has beauty on every shore and when you are off you are able to explore freely.

I make a decent living in the area I live in which is not very artsy at all- very rural and no tourism. But a low cost of living.
I am working on a move plan for 5-6 yrs from now, for me and my special needs adult daughter. I feel at home in Hawaii and cry coming back to the desert. I love exploring nature, photographing and painting and really don’t enjoy nightlife of urban environments.
I am wondering if I could find a niche there teaching art lessons to residents or tourists, or create some sort yoga and art tourist activity, or is this something that is a saturated market? If this is beyond your scope maybe you can send me in right direction when I come visit this fall. I also would like to find out about special needs activities and programs she could do when I work.

I’m planning a trip in either August or Sept and would like to connect. Maybe look at some houses/ condos.. Just to get an idea of what prices are. Nothing fancy. 2 bdr.

I do personally feel the Garden Island attracts and calls to those who are artistic and creative and also to people who are into all forms of natural healing. The natural beauty here is astounding and many find it to be very spiritual. Kauai is a photographers dream. The landscapes are endless. From what you are saying I would have to agree that the priorities that are of value to you can be found on Kauai. Tourism is important to our economy. I feel if a person is good at their skill/art they most likely will be able to find a niche to fulfill. Innovative new activities are positive. Not everyone is able to go hiking and enjoy the rigorous adventurous activities that are offered. We have numerous tourist desks ~ concierges- that sell activities both in and out of hotels/resorts. You may want to consider getting a marketing plan together and present it to a few different proprietors when you come on island. How your plan is received may be a strong indicator for you to feel confident on how to proceed. I would suggest a google search on the specific areas you wish to teach on Kauai to see what is being offered. You can then work off that to create your own vision.

In regards to activities for your adult special needs daughter- without knowing what her needs are I am not sure what direction to guide you.

If you are looking for a rental- Lihue to Puhi would be ideal. These areas are very close to the high school. You may have some good choices for renting condos at an affordable rate. Perhaps even the administration at Kauai High will have options for you as well. If you are unable to locate a rental in these areas you can venture a little farther east to Kapaa or even as far south as Koloa-Poipu. Most fun on Kauai happens in the day with our amazing outdoor lifestyle. Night life can be pretty quiet.

Gathering with friends is usually a favorite past time.

Similar to alot of So. Californians, I am tired of the high density “concrete” living experience that So Cal has regretfully turned in to. Yes, if you live on the coast, it’s still fairly nice but the California lifestyle we once had is gone forever and has been replaced by one that is much more stressful and unfriendly than what used to be. Like everyone else, when my wife and I visit Hawaii, our minds start clicking on how to make a new life there work. Anyone who has decent equity in their homes in So. Cal can generally get something in Hawaii but the road block is what to do for income. Living on social security and a little investment income most often won’t be enough. With a little luck we are hoping to make the move to a better quality of life in Hawaii within the next few years. We do like the Big Island but it’s almost a little too rural and barren for us. We have never been to Kauai and plan on doing so the next time. I would like to be within 10 or 15 minutes of the coast…I don’t think we can afford the immediate coast. I want to be able to be in fairly close access to a Home Depot or any decent hardware/building matl’s store (I’m a fix-it myself guy) and need to be in somewhat close proximity to good medical care/facilities. With these tech moguls like Larry Ellison and Mark Zuckerberg buying up big swatches of Hawaii, I think real estate will become much less affordable in the not to distant future. Anyway, with the above criteria in mind…what about a fixer up’er close to the beach somewhere. Thanks for the page Carol…it’s a great resource.

I have visited the island three times and have fallen in love! I have fibromyalgia and my symptoms disappear when I am on the island. I was wondering if that is something you hear often.
We would love to move to Kauai but we have four grown children and the travel to the island is quite expensive. Seeing my grandchildren is important to me so I might have to endure the pain and stay stateside. But I promise I will be visiting the island as much as possible!

In answer to your question I cannot say I have heard one way or the other specifically on people with fibromyalgia getting relief from their symptoms while on Kauai. However, I can tell you that many people do come to the Garden Island specifically to heal whatever symptoms they may have. Kauai is a wellness and healing destination. Our island attracts healers around the world. Most every type of healing can be found her from acupuncture, art therapy, breath therapy, crystal healing, and kinesiology just to name a few. People say to come to Kauai is to be nourished. There is also nothing more healing than spending time in our warm tropical waters. I’m a Surgical Technologist and my wife is a Prof. of Social Work in New Jersey in few more years we will retire.She love Costa Rica very much and I love Hawaii so much so for the reason we desire to retire in between Kauai, Costa Rica and New Jersey. We will probably rent a property in kapaa, kauai.

My husband and I are retired and planning a move to the islands within the next year. We’ve visited Oahu, Maui and the Big Island. Oahu is too crowded, Maui was our vacation destination for 7 years but getting crowded as well and the Big Island is wonderful but wishing for more of the tropical atmosphere. We are avid hikers and love the outdoors so of course we want to explore Kauai before making a decision. Would you give us an idea how the cost of housing compares to the Big Island? A quiet little condo near or with an ocean view is ideal.

I guess you have saved the best for last to visit Kauai truly a Garden Island Paradise.
There is no shortage in being able to explore the beautiful outdoors. Kauai is all about nature and we have amazing hiking trails all over the island. Sounds like a perfect fit for the lifestyle you choose to live. As far as condos near the water…We have a selection and I will refer to prices for 2 bedroom fee simple units starting centrally in Lihue near Nawiliwili Harbor prices begin around $230,000. On the south shore units begin at $325,000. On the east side- Coconut Coast they begin at $227,000 and north $330,000. Keep in mind all condos have a monthly maintenance fee and it varies in price from an average of $500 + per month. You can find homes on the west side near the water starting at $370,000 for 1,200sq ft of living area and on the east $470,000 for nearly 1,000 sq ft. North and south shore homes will start closer to the $600,000 plus range. Please feel free to contact me direct to elaborate on any information.
As far as comparing Kauai to the Big Island- totally different islands.

I sent you a list of condos to review. Lihue would be a good location for your needs expressed. Kapaa would also be convenient to stores and beaches. There is a terrific jog/walk/bike path in Kapaa that runs along the coastline. It is all paved and easy for walking. Please check your email for the list. As far as transferring your mortgage- If you were to need financing on a home on Kauai you would need to obtain a new mortgage on that property. If you intend on keeping your mainland property and have enough equity- you may be able to use that equity to purchase here. I have a tentative job offer in Kauai; I would be relocating from the Washington, DC Metro Area. I’m a city girl, but I’ve lived places a rural as Alaska. Aside from the beautiful beaches, what else is in KAUAI? I’m not big on clubs, but what type of “night life” activities dose the island offer? I have a small child (1st grade in the fall) and need to be in a great school district and preferably out of the tsunami zone. It is easy to get to/from Maui or Oahu? Im 28, divorced, mother of 1, and ready for my next adventure.

Congratulations on your job offer. You guessed it…Kauai is quiet as far as night life. Most people come here to enjoy the outdoors. Your not being big on night clubs- is not a problem here as we have few options in this department. There are different types of events you will find around the island like street fairs, maybe art exhibits, etc. Different types of clubs- depending upon your interest that you can get involved in. Each side of the island has elementary school. Middle and high are convenient unless you are on north shore. Then you have approx 25 minute bus ride. There are private schools around the island with Island school in Puhi being one of the top. They go from K-12. You might want to googles these for additional information. Traveling inter-island is simple. Short flights are offered daily. As long as you are not living ocean front or at close level to sea- Not a problem at all to live outside tsunami zone. As far as adventure….It is all around us on Kauai. Excellent lifestyle for a child in my opinion. They learn to play in the outdoors and develop an appreciation for nature and all it has to offer. I raised 2 kids here as well. There are play groups and many, many activities, sports, cultural learning your child can become involved in.

Hi Carol, we are looking/researching the possibility of uprooting our family and planting them in Kauai over the next year or so.

We have a home in California that we might be able to pay off before going to Kauai. We are thinking of either selling our home then moving and purchasing in Kauai or maybe rent out our house, then still purchase in Kauai and have new mortgage payments. Not sure which is more wise?

We would like to be close to elementary and pre-schools of course by the beach. We love Hanalie Bay area, but not sure how the schools are housing are in that area. Looking at the mid-300k range for housing.

Other option is that we rent until we stay there for awhile, then decide on the best place to live. We are a family of 5 which 6 year old twins and a 2 year old.

Any recommendation/advice would be appreciated.

Thank you for your interest. I can tell you from personal experience that Hanalei town has an excellent elementary and pre-school. Children thrive here. I have raised both of my children here in this area. Purchasing a home in the $300,000 price range on the north shore is not going to be realistic for our current market values. I am going to send to you directly a list of homes to preview in your price range as well as local lenders to contact. I suggest you contact a lender to understand what loan programs they may offer you. Then you can determine if you should rent your home in the mainland and get a mortgage on your new home in Kauai- Or… if you will feel better selling your mainland home and then proceeding with your purchase. As far as our rental market- It is slim and if you decide to go this route- I suggest being ready to commit to a house immediately when you find one that suits your needs.
