January home sales are in for the Big Island’s town of Waimea and the sales are much like the sales of 2011. The month was a fairly slow sales month with only 5 sales – 3 wet side and 2 dry side sales.
The dry side sales were only in the Lualai subdivision, where the bulk of 2011 sales happened for dry side Waimea. Short sales or bank owned properties were still an important factor in home sales bringing in 2 of the 5 sales.
Here is a look at Waimea’s January Sales:
There was a large difference in sales prices between the two sides of Waimea with the dry side sales averaging over $400,000, but the wet side sales average was half of the that falling below an average of $200,000. The overall average was a sales price of $277,515.
I’ll be back next week to look at inventory levels for Waimea homes for sale. I love the Big Island! Aloha.

Thanks for your monthly stats, Pat! How many homes are for sale in Waimea? More specifically how many are located on the dry side and how many are on the wet side?

@ Catherine – Great question! Right now there are a total of 71 homes listed for sale in Waimea, with 44 listings on the green side – that would give the dry side just 27 listings.
