The Summit at Kaanapali Golf Estates – Kaanapali, Maui Homes For Sale

Aloha and Welcome to The Summit at Ka’anapali Golf Estates—True to its name, The Summit is located near the top of the Kaanapali Golf Estates. Many of the residences have outstanding ocean, mountain, and outer island views of Lana’i and Moloka’i. The Summit is a fairly well-established community as most of the lots have been built out, but there are still a number of vacant lots available to build custom homes as well.

The south end of the Summit at Kaanapali Golf Estates starts at the bottom right corner of this photo where you see the green belt of grass separating the Summit from The Pinnacle. The neighborhood extends north (or right in this photo), so you don’t see much of it, but this is the best aerial photo I have of the Summit right now and I wanted to show you an aerial perspective of the views.

There is an additional security gate at the entry of the Summit, which is a mix of detached town homes some of which have detached guest cottages (technically all are considered residential condominiums, there are 17 of these) and custom homes sitting on 1/4 lots.

The residential condos are quite large and offer homeowners the benefit of maintenance-free living, relative seclusion due to the careful landscaping, and the most expansive views for any Ka’anapali town home community.

I would like to bring your special attention to the town home listed for $1,145,000—I have shown this home several times and I think it is an absolute Screaming Deal. This property has a very nice ocean view and is well protected by the landscaping to ensure privacy—this was the developer’s model home for the neighborhood.

You will also note that there is one front line custom home site still available for sale at $577,500—I think it makes a lot of sense to put $1 million into building a home and have some instant equity when homes around you are selling for close to $2 million.

Recent Sold Comps for The Summit at Ka’anapali Golf Estates—The sold comps range in price from $1,430,000 to a property that just closed a couple of weeks ago at $2,200,000.

The main differences between the two, as both were beautiful custom homes, is that the higher priced property was about 900 sq. ft. larger and sat on the front line of The Summit fronting the road, meaning that the views were completely unobstructed (photo above), whereas the smaller home only had corridor ocean views.

Phase I of The Summit at Ka’anapali are the town homes or residential condominiums—you will note that there are 17 of these. These units starting selling in late 2001 at prices as low as $849,000 and the highest sold comp, being 296 Wekiu Place Unit #4, closing in mid 2005 for $1,850,000.

Phase II of The Summit at Ka’anapali were custom home sites being offered starting in mid 2003 and selling for as low as $500,000 to a resale lot that sold in 2006 for $900,000, offered with architectural plans. The highest sold residence of Phase II was the sale of 202 Welau Way, which closed for $2,875,000 in 2006.

Phase III of The Summit at Ka’anapali were also custom home sites initially being offered in mid 2003 starting at $400,000—Lot #13 was the high comp closing at $837,500 in 2007. The highest sold property in Phase III was the sale of a residence at 381 Wekiu Place, which closed for $3,320,000 in mid 2006.
