August Waikoloa Homes For Sale Inventory Show Slight Buyer's Market
When I looked last week at Waikoloa home sales for July, I found that last month’s sales were good with a total of 10 sales in Waikoloa. Now, it’s time to see where the overall inventory of homes for sale stands in Waikoloa. An inventory of six months is a neutral market, over 6 months is a buyer’s market and under 6 months is considered to be a seller’s market.
In the past year, there has been a total of 94 homes sold in the general Waikoloa Village market—this includes 7 homes in Paniolo Estates that technically is not part of the Village. So, in the past year, I’m going to use a homes sold number of 87 for Waikoloa Village.
At this time, there are 50 homes overall, minus 3 Paniolo Estate homes, so a total of 47 homes in the Village available for sale. Using these numbers gives Waikoloa Village an inventory of 6.48 months for homes for sale on the market. Not bad in the current real estate market, but the inventory has come back up from the level reached back in May when it was below a 6 month inventory and was actually a seller’s market for a brief time.
Homes for sale in Waikoloa Village are currently priced from $219,900 to $755,000
It is interesting to look at the two extreme price ends of the past year in sales. There have been 5 killer deals—home sales under $200,000, 2 in 2010 and 3 in 2011. There has also been 4 sales this year in the over $600,000 range in Waikoloa Village. That is one of the greatest features about Waikoloa, there is mostly likely a home for just about any buyer out there, from the budget-minded first time buyer to the discriminating retiree that knows what they want…and can afford it.
Also, there is again some inventory in the lower price ranges that have been so popular in Waikoloa Village in the past couple of years. There are currently 12 homes priced under $300,000. In the $300,000 to $400,000 range, there are 16 homes available, leaving the remaining 22 homes in the $400,000 plus range. As I said, there’s something for every buyer in Waikoloa.

@Catherine, You are right, it will be interesting to see what does happen in the next few months. There are some nice homes in a wide price range right now, but we are coming into a time that is usually a slower time. I will be here every month to track what happens.
