Waikoloa Village Homes For Sale is a Neutral Market With 6.1 Month Inventory of Homes
I just looked at the inventory numbers of homes for sale in Waikoloa Village. At this point in April, it is basically a neutral market with a 6.1 month inventory of homes for sale on the market. Six months is the dividing line between a seller’s and buyer’s market in real estate, so at a 6.1 month supply of homes, the Waikoloa Village market is currently in a neutral position.
At the high end of the market is this new listing (MLS# 244292) listed at $629,000 for a 4 bed/3 bath home with a pool
There are 46 homes listed for sale in Waikoloa, starting at $205,000 and running up to a high of $649,000. There are currently two homes listed above the $600K mark. The popular sub $300,000 price range now has only 10 homes listed for sale.
In the $300,000 range there are 14 homes listed for sale, and there are ten homes listed for sale in both the $400Ks and the $500Ks. These listings in the $400Ks and $500Ks will have to be great homes to sell—out of the 21 sales in the first quarter of this year, only 4 sales were over the $300K range, and of those 4 sales, three were at the high end in the $600,000s.
I’ll be back next month to look at the numbers again. If the trend continues to drop, it’s possible that Waikoloa could become a seller’s market in home inventory next month. That would really be something in today’s real estate market!
