Strong Sales for Waikoloa Village Condos in March

Condo sales in Waikoloa Vilage in March were strong with a total of 10 units sold in the month.

The average sales price was also a strong number at an average sales price of $149,760. There was also a widening of sales into several different condos, including a $455,000 sale in the Pointe at Waikoloa—this was largely responsible for bringing up the average sales price.

Here is a look at all the March sales in Waikoloa:

As usual, entry level condos Elima Lani and Fairway Terrace accounted for the majority of the closings. Elima Lani had half of the total sales, but at some point in the near future this may change due to a decrease in Elima Lani inventory. Waikoloa Hills is showing some activity in escrow with 3 units all under $150,000 now showing up as contingent.

The Waikoloa Village condo market is a very price driven market. So far this year, only The Pointe at Waikoloa has been able to fetch a sales price over the $200,000 market (there was a Paniolo Garden sale right at $200,000).

So, what I find interesting is that out of 37 condos for sale at this time in Waikoloa, over half—20 condos—are priced over the $200,000 mark. Looks like we have a difference in thinking between condo sellers and condo buyers in Waikoloa right now.

That condo that sold for $455K at The Pointe has a view to die for! And then #18 sold for $500K within 30 days. That one was completely upgraded with resort finishes.

@ Katie, I’d say there are two great deal right now – a 2 bedroom Makana Kai condo that’s almost brand new that allow pets and has a small yard – just over 1,000 sf at $240,000 great for an owner occupant. And for an investor my pick would be a 2 bedroom Waikoloa Villas at $249,500 -it’s been all redone and ready to go- would be great vacation rental.
Great question on financing – actually you can go as low as 10% down for many condos AND you may even be able to go as low as 3% or even less on some condos IF they qualify. I’ve been talking to a loan officer that feels several of the Waikoloa condos could qualify for FHA loans and the low downs.

@ Annie – yes the Point at Waikoloa has without a doubt some of the best views in the Village. Good to see some sales happening there. It’s also the only condo with a garage – big selling point for buyers also.
