Ka’anapali Hillside in Ka’anapali, Maui is one of the nicest communities of West Maui and one of the few residential communities in this area. When considering home ownership in West Maui in the $700,000-$2,000,000 range, I would highly recommend taking a look at the opportunities available in this fine subdivision. There is a nice consistency throughout the subdivision, many of the views are amazing, the association fees are reasonable, and the location is one of the best on the entire island.
Sitting on the slopes of Mauna Kahalawai (the house or place of water) overlooking the beautiful pacific ocean and world renowned Ka’anapali resort is Ka’anapali Hillside. This subdivision is not gated, but there are some extremely nice homes in this area.
The Ohbayashi Hawaii Corporation successfully sold this community of quarter acre fee simple home sites in the 1980s. Phase I consisted of 24 home sites, Phase II-A consists of 40 sites, and Phase II-B consist of 67 sites. The vast majority of the subdivision is built out, but there are still some vacant lots for sale in the subdivision.

There are covenants for the neighborhood and association dues are $330 paid on a quarterly basis.

Kaanapali Beach (2 minutes from Kaanapali Hillside) has been voted the #1 beach in the world by a plethora of publications throughout the years. Kaanapali Hillside is also 2 minute drive to the world famous Kaanapali Golf Courses.

4 of the 6 pending sales, or 66% in Kaanapali Hilliside are either bank owned homes or short sales. This demonstrates the Kaanapali Hillside market is paralleling the Maui market as a whole in that majority of the sales are “distressed” type properties.
There have been 17 closings in Ka’anapali Hillside since the beginning of 2009. They range from a short sale that just recently closed at $700,000 to a very large home with a detached cottage that closed in mid 2009 for $1,500,000. Five of the seventeen closings, or about 30%, were either short sales or bank owned homes.
I just recently represented the proud new owner of this home located at 20 Puu Huna St. in Kaanapali Hillside. This home was originally listed at $1,295,000 and eventually closed at $937,500. This was a very nice home built in 2005, about 3,400 sq. ft., ocean views, and some of the most amazing woodwork I have ever seen in a home. This was not a short sale or a bank owned home.

One way around this is to convert the home to a Bed and Breakfast establishment. I have talked with some individuals who have gone through this process and I can share with you that it is not an easy one to complete. The process took upwards of a year to complete and our County can be quite a pain considering the requirements that they put you through to complete this. The other option is to approach an owner of a property who already has received the license to operate a B&B and see if they are interested in selling.
We have many condominium complexes that are zoned for short term rentals many of which are substantial in their bedrooms and baths so they feel like homes. Would you be interested in learning more about some of these opportunities?

Thanks for the response. I’m not interested in a condo at all, only homes that permit short term rental. Too bad, Kaanapali Hillside would have been a perfect fit because of the price, location, and size of homes. And I’ve heard that dealing with the Maui gov’ment is akin to talking to the wall.

I showed that home to a buyer and he really liked it but decided to go with the one right down the hill that I mentioned at the end of the blog. I don’t know of any modifications that are going to be made on Puukolii that would reduce the noise. One thing I would think the homeowners in KP Hillside would want to do is to pay to re-pave that road again, it definitely needs it and I think that this would help. Everyone has different tolerance levels on noise as my buyer really didn’t mind the noise at all. I hope things work out the best for you Michael.
